What Homeowners Say
Multi-year interior remodel with an added bathroom“…have redone almost the entire interior of our home over the past 4 years including adding a bathroom. The finished product is so nice and exactly what we were hoping for. They are always very easy to communicate with and very fair with their quotes. We always loved how everything was very itemized, so it was clear what we were paying for. Their subcontractors were always polite and cleaned up well each evening. We really enjoyed working with them and will always reach out to them first when we have a home repair/remodel need!”
Complex remodel“This was a fairly complex remodel that had the potential to go very badly, but thankfully it was executed with professionalism, efficiency and consideration of me personally. I'm very appreciative of the job they performed and the beautiful result I received. I would highly recommend this company if quality and value are your priorities.”
One Team for Design, Permits and Construction
A home addition has to work with the house you already have: its foundation, framing, roofline and the systems that run through it. We handle an addition as one project, from the consultation and design through permits, construction, inspections and the final walkthrough.
Design and permit submission come first. Our designer subcontractor and the engineers and architects we trust prepare the drawings and engineering and submit the permit application when one is required. Construction is carried out by long-trusted specialist subcontractors, each working only in their own trade, with licensed plumbing and electrical trades coordinated in the schedule.
Our addition work includes the Seattle primary suite shown on this page and a bathroom addition in Issaquah.

Home Additions We Build in Western Washington
Every addition starts with how you want to use the space and what your lot, house and local rules allow.
ADUs and In-Law Units
An attached or detached accessory dwelling unit or in-law suite for family, guests or long-term flexibility. What your lot allows depends on local rules, which are reviewed during design.
Room Additions
A new bedroom, family room, office or larger living area added onto the house and tied into the existing walls, roof and systems.
Primary Suite Additions
A primary bedroom with its own bathroom, closet and laundry, like our Seattle addition with a vaulted ceiling, three skylights and a walk-in closet.
See the Seattle additionSecond-Story Additions
Build up instead of out when the lot is tight. The engineers on the design team work out what the existing structure needs to carry a new floor.
Sunrooms
A bright room added to the house for more daylight and living space, designed to fit the existing roofline and exterior.
Not Sure Which Fits?
Tell us how you want to use the new space. At the paid in-home consultation we talk through scope, needs and budget and the options that make sense.
Start Pre-QualificationOur Home Addition Process
Each stage answers specific questions before the project moves on, so you know what comes next and what it involves.
Paid In-Home Consultation
Our team meets you at the house to talk through scope, needs and budget, looks at how the addition would connect to the existing home, and gives you a rough price on the spot. The consultation is a paid visit, credited toward the project if you build with Bezruchuk Inc.
Design, Engineering and Permit Submission
Our designer subcontractor works with trusted engineers and architects on the drawings and engineering, then prepares and submits the permit application when the project requires one.
Detailed Estimate With Priced Allowances
You receive a written estimate that describes all the labor and processes for your addition, with priced allowances for finish selections.
Schedule and Payment Plan
Before work starts you get a schedule showing what happens when and who does it. Payments are typically 10% at signing, about 30% for materials roughly two weeks before the start, then even progress payments.
Construction and Inspections
Our owner-led team manages the project. Long-trusted specialist subcontractors each work only in their own trade, licensed plumbing and electrical trades are coordinated, and work is inspected as the permit requires.
Final Walkthrough and Warranty
We walk through the finished addition with you, complete the final details and back the work with our 12-month workmanship warranty.

Home Addition Questions
A starting point. The scope, permit path and schedule always depend on your property and project.
Do you design the addition and handle the permits?
Yes. We design it, permit it, build it. Our designer subcontractor works with engineers and architects we trust to prepare the drawings and engineering, and they prepare and submit the permit application when the project requires one. Our team then builds the addition.
How is the design priced?
After the paid in-home consultation, design and permit submission come next, with a design fee, much smaller if you hire us to build.
Is the home addition consultation paid?
Yes. The home addition consultation is a paid visit, and it is credited toward the project if you build with Bezruchuk Inc. At the visit we look at the house, talk through how you want to use the new space, your budget and the options that make sense.
How much does a home addition cost?
It depends on the size of the addition, foundation and structural work, the roof tie-in, plumbing and electrical scope, site access, permit requirements and finish level, so we do not publish prices. At the paid in-home consultation we talk through scope, needs and budget and give you a rough price. After design, you receive a detailed estimate that describes all labor and processes, with priced allowances.
Do you build ADUs and in-law units?
Yes. ADUs and in-law units are part of our home addition services. Whether an ADU is allowed on your lot, and how large it can be, depends on local rules, which are reviewed during design before plans are submitted.
Do I need a permit for a home addition in Washington?
In the jurisdictions we checked, yes. The City of Puyallup requires a building permit for any addition to a single-family residence, Pierce County lists residential remodels and additions among its permit types, and the City of Tacoma says most construction work on a single-family home requires a permit. Which office issues your permit depends on your address.
Who handles the plumbing and electrical work?
Licensed plumbing and electrical trades are coordinated as part of the project schedule. Electrical permits are issued by Washington L&I, by cities that run their own program, or by Tacoma Power within its service area, depending on where the home is.
Can you add a second story to my house?
Second-story additions are part of our home addition services. Whether the existing house can carry a new floor, and what structural work it needs, is worked out during design by the engineers on the project.
How are payments structured?
Typically 10% at signing, a material deposit of about 30% roughly two weeks before the start, once the design and material list are final, and then progress payments spread evenly through construction.
What warranty do you provide?
Completed work is covered by our 12-month workmanship warranty.
